7. Plans, Permits, and Approvals

ADU4U does not guarantee that:

  • A property qualifies for an ADU
  • A proposed use is permitted
  • A particular design will be approved
  • A permit will be issued
  • A variance or special approval will be granted
  • A project will qualify for rental use
  • A project will increase property value
  • A project will generate rental income
  • A project will receive financing or insurance approval

Zoning, setbacks, water, wastewater, utilities, access, design standards, building codes, and other requirements may vary by property and may change.

Responsibility for plans, engineering, applications, permit fees, approvals, inspections, and related costs will be stated in the project’s written agreement.

The word “ADU” on this Website is used as a general marketing description and does not by itself determine the project’s legal zoning or permitting classification.

8. Accessibility Services

ADU4U may provide accessibility and aging-in-place modifications, including ramps, entrances, bathrooms, showers, pathways, doorways, and related improvements.

References to accessibility do not automatically mean that a private residence, improvement, or completed project will comply with every provision of the Americans with Disabilities Act, Fair Housing Act, building code, healthcare standard, insurance standard, or other accessibility requirement.

Any specific compliance requirement must be:

  • Evaluated for the applicable property and use
  • Included in the written scope
  • Designed or reviewed by a qualified professional when required

ADU4U does not request or require detailed medical records through the Website.

The roles, responsibilities, licensing information, payment obligations, and contractual relationships involving third parties will be defined in the applicable project documentation.

A mention, referral, or introduction does not guarantee a third party’s pricing, availability, performance, licensing status, insurance, or work unless ADU4U expressly assumes that responsibility in writing.

11. Changes to Project Scope

Website messages, text messages, telephone conversations, or informal discussions do not automatically amend a signed construction agreement.

Changes to an active project should be documented through a written change order that may include:
